What is NNN / CAM? "NNN" (triple net) and "CAM" (common area maintenance) are the property taxes, building insurance, and shared-area upkeep costs that many commercial leases pass on to the tenant, separate from base rent. When you see a rate quoted as "$18/SF + $4.50 NNN," that $4.50 is your added cost on top of the $18 base — this calculator adds both together to show your real monthly number.
